He manages the daily operations of Site Selection Group including strategic planning, account management, business development, marketing and corporate operations. King has over 20 years of experience in site selection, economic incentives and corporate real estate across the globe. He has completed over 1,000 projects including call centers, data centers, distribution centers, headquarters, manufacturing plants, retail and information technology operations. Under his direction, Site Selection Group has become one of the largest independent full-service location advisory, economic incentive and corporate real estate services firms.
King’s intense focus on driving innovation has enabled him to develop industry-leading products including GeoCision®, LaborCast® and IncenTrak®. He is continually cited by numerous global publications as a thought leader, written over 100 blogs on global location trends and received numerous awards from a variety of organizations.
Prior to the formation of Site Selection Group, King was a principal and founder of the Corporate Site Selection and Economic Incentives Division of Trammell Crow Company. This division was responsible for providing global site selection and economic incentive services to Trammell Crow’s corporate customers. During his ten year tenure at Trammell Crow Company, King developed his long term vision of what has become Site Selection Group.

As Executive Vice President and founding partner, Brett Bayduss is a critical part of the management team and manages all aspects of the location advisory division.
Bayduss brings 20 years of location advisory experience to the company. He has completed more than 700 site selection projects for clients, including Amazon.com, Becton Dickenson, Cognizant, Home Depot, Kronos, Liberty Mutual, McKesson, Medtronic, Nationwide, New York Life, Principal Financial, Teleperformance and USAA.
Prior to joining Site Selection Group, Bayduss was vice president of the Corporate Site Selection Group at Trammell Crow Company where he conducted in-depth site selection research of locations across the world on behalf of corporate customers.
Bayduss was a team recipient of the 2003, 2004 and 2005 William Dorsey Site Selection Award, presented by Site Selection Magazine. He was recognized for his career accomplishments by the Dallas Business Journal for the "Heavy Hitter" award in 2005 and the "Top 35 Under 35" in 2003, 2004, 2005 and 2008. He also was recognized as a "Power Broker" by the CoStar Group in 2007, 2008 and 2009. Bayduss is a noted expert in trade publications, including as Area Development and National Real Estate Investor.
He is a licensed real estate salesman in the State of Texas and holds a master's degree in geography-site selection from the University of North Carolina at Charlotte and a bachelor's degree in urban planning-geography from Binghamton University.
Josh Bays is a Partner at Site Selection Group where he leads the company’s industrial practice. Throughout his career, Bays has developed various cutting-edge analytical platforms that have enabled clients to optimize their location decisions. In addition, he is a critical part of the company's executive team and helps provide and implement strategic direction for Site Selection Group.
Prior to Site Selection Group, Bays worked at Trammell Crow Company where he was an integral part of the company’s corporate site selection team.
Although Bays’ technical background is rooted in the field of Geographic Information Sciences, he is considered an expert in industrial site selection where he integrates real estate and economic incentive strategies for the company’s industrial clients. Bays has completed more than 750 projects for global clients, including Adidas, Amazon.com, Bimbo Bakeries, Boeing, Harley-Davidson, Papa John’s, and Ryder.
Bays received his MBA from the University of Texas at Austin. Bays holds a bachelor's degree in geography with concentrations in urban geography and geographic information science from The University of Texas at Austin. Bays is a licensed real estate salesman in the State of Texas.
Sam Pruitt, executive vice president and principal, is a founding partner of Site Selection Group. He serves as a senior account manager for Site Selection Group's clients.
Pruitt brings over 20 years of experience to the company with particular expertise in location advisory strategies and real estate negotiations. Throughout his career, he has completed more than 950 transactions and location advisory projects for clients, including ALDI, Amazon, PODS, Teleperformance, Mood Media, Navient, T-Mobile, and Wayfair.
Prior to joining Site Selection Group, Pruitt served as vice president of Trammell Crow Company where he oversaw the site selection, economic incentive and real estate negotiation activities of this division. Before joining Trammell Crow Company in 2002, Pruitt served as a project and transaction manager of a Chicago based commercial real estate firm, HD Real Estate (The Levy Organization) and senior analyst at CB Richard Ellis, helping to build their site selection platforms.
Michael Rareshide joined Site Selection Group in 2015 as Executive Vice President and is a partner. Rareshide’s vast experience includes national account portfolios and a notable expertise in mission critical data center real estate. He has represented Fortune 1000 corporations in large corporate headquarter relocations to small office needs across more than 325 office markets throughout North America and internationally.
Rareshide’s prior experience includes nearly 21 years with a prior national corporate real estate advisory firm, where as one of its top senior executives, he was responsible for that firm’s annual double digit growth over that period.
Rareshide’s breadth of expertise in the mission critical and data center real estate sector began in 1996 and over this period, he has underwritten and completed over 500 mission critical projects, comprising data centers, colocation sites, greenfield build to suits, and all other facets of technical spaces. His clients are a “Who’s Who” group including Windstream Communications, Equinix (Switch & Data), Flexential, AT&T Wireless, TierPoint and XO Communications (Allegiance).

Rareshide started his career at Ernst & Young and is a CPA, and has had successful careers with national real estate developer Paragon Group as its Manager of Corporate Finance and then with Barclays Bank as its Senior Lead Underwriter.
As principal and leader of the economic incentive division of Site Selection Group, Kelley Rendziperis has spent her entire career negotiating, procuring and providing compliance services for discretionary and statutory economic incentives.
Being a highly articulate and effective communicator, Kelley consistently gains support for her clients’ agendas from local and state political leaders. She believes in an honest and transparent approach. Kelley is a collaborative negotiator who has successfully secured and facilitated the administration of cash grants, tax abatements, PILOT agreements, sales tax sharing agreements, employee training grants, payroll rebates, sales and use tax refunds, utility benefits and other economic incentives that have a positive and direct impact upon the client’s bottom line.
During her career, including over a decade with Ernst & Young, Kelley has provided state and local tax and incentives consulting throughout the United States to companies in a wide range of industries for various project types, including distribution facilities, manufacturing operations, call centers, back offices, headquarter relocations and retail operations. Kelley works diligently to improve a client’s return on their investment while ensuring any benefits offered will be fully utilized. She works with the upmost integrity, while applying her extensive technical expertise to fully maximize clients’ economic incentives.
Kelley currently resides in her hometown of Austin, Texas with her husband George, daughter Riley and son William.
Tim Sullivan is a Partner of the Project Management Services Division of Site Selection Group. He manages the daily operations of the division including pre-lease services, strategic planning, design management, construction management, vendor coordination, relocations/decommissioning, and project close-out for our clients. Tim has over 12 years of experience in project manaagement services and global corporate real estate. He has completed over 500 projects including corporate office, call centers, distribution centers, manufacturing plants, headquarters, medical, retail, and build-to-suits ranging from 1,500 to 500,000 square feet.
Tim’s primary focus is to deliver projects on-time and on budget with minimal disruption to our clients’ day-to-day operations. His ability to negotiate and create leverage with architects, general contractors and other outside vendors allows for clients to maximize savings and time for their projects.
Prior to joining Site Selection Group, Tim was the Managing Director of Project Management Services for an international tenant representation firm.
Lee Wagner is a Partner of Site Selection Group and leads the Dallas/Ft. Worth Brokerage Division of the company. Focusing primarily on corporate real estate services, he displays particular strength with his market knowledge in site selection and analysis, lease and sublease negotiations, and space expansion for all types of companies. He has been directly involved in transactions totaling more than $350 million encompassing 3 million square feet of space for companies.
He has been named a Costar Power Broker and a Dallas Business Journal “Heavy Hitter” through his career along with being named a DCEO Power Broker in 2016
Lee has also obtained the prestigious distinction of being a Certified Commercial Investment Member (CCIM). This designation incorporates the essential skill sets of financial, market, user and investment analysis for commercial investment real estate. He has 20 years of commercial real estate experience graduating from Texas A&M University obtaining a bachelor of business administration (B.B.A) in marketing. Bob Cook is a Senior Vice President at Site Selection Group where he manages the company's Latin America site selection projects. Cook brings over 30 years of business location experience, spending 21 years working in economic development in the greater El Paso, TX – Juarez, MX region.
In his career, Cook has completed many Mexico location projects that resulted in the creation of over 18,000 jobs south of the border. He leverages this extensive experience to optimize clients' Latin America location strategies by evaluating key project drivers such as labor availability, quality,and cost, business climate, transportation and logistics, safety and security environment, as well as other critical challenges companies face when establishing operations in Latin America.Cook has provided location services to companies in a variety of industries including Freight Shuttle International, CN Wire Company, REXMED Health, Douglas Steel Supply and other manufacturers and supportservice providers from Mexico and the United States.Cook was the founding President of the El Paso Regional Economic Development Corporation, a private non-profit corporation charged with attracting business and industry to the El Paso, Texas / Juarez, Mexico region. Cook and his team led the effort to recruit Electrolux's 1.5 million sq. ft. manufacturing plant to Mexico, as well as other companies including Wistron, GE Medical, Lexmark, Alpine, Bombardier Recreational Products, and Heil Trailer. In total, Cook completed over 80 projects considering Mexico for business investment.Cook holds a bachelor's degree in economics from Southern Methodist University. He has published more than 20 articles on topics relating to economic development and international trade, and has served as an expert witness on these matters before numerous state and federal legislative and regulatory bodies. In December 2014, Cook served as master of ceremonies of Mexico's national automotive industry summit, an event attended by more than 600 persons representing OEMs and automotive industry suppliers.
Jeff Sheehan is a senior vice president with Site Selection Group. He provides corporate real estate services for clients with local to international needs. With over 20 years experience, Jeff brings experience in the areas of site selection, transaction management, labor/demographic analysis and economic incentive negotiations. Jeff has significant expertise with call centers, data centers, financial institutions and headquarters projects. Jeff has underwritten and represented clients with projects in 100’s of markets throughout North America and internationally.
Prior to joining Site Selection Group, Jeff served as director of specialty services with CASE Commercial now a part of Colliers International. He oversaw the site selection, economic incentive and real estate negotiation activities of this division. Before that, Jeff served as a vice president with Partners National Real Estate Group.
Jeff is a Certified Commercial Investment Member (CCIM). Only six percent of the estimated 125,000 commercial real estate practitioners nationwide hold this designation. He is a licensed real estate salesman in the State of Texas.
Steven is a senior vice president specializing in corporate real estate services for clients with local and national requirements. He integrates project management, research, financial, marketing and negotiation skills with market knowledge in servicing his clients and adding value by assuring his clients achieve their space and financial objectives. He represents his office and industrial clients with site selection, expansions, dispositions, sales and investment projects. Steven has been directly involved in over 400 transactions totaling more than 3 million square feet for companies.
Prior to joining Site Selection Group, Steven was a Vice-President and Managing Director at Grubb & Ellis and Newmark Grubb Knight Frank where he earned numerous awards. Outside of the office, he enjoys playing tennis, fishing, traveling and spending time with his wife and two children.
Chris is a vice president of Site Selection Group where he supports the company's industrial site selection and economic development consulting projects. Chris's extensive background providing advanced analytics in the economic development industry provides Site Selection Group clients invaluable perspective as he evaluates critical location drivers such as workforce characteristics, business environment, transportation & logistics, economic incentives climate, and real estate conditions.
Prior to joining Site Selection Group, Schwinden was a senior research analyst at the Economic Development Partnership of North Carolina. While there, he completed numerous labor market and cost analyses, and built robust competitiveness models to identify specific industry clusters and firms for recruitment to the state. Schwinden also worked at the North Carolina Department of Commerce where he produced economic and fiscal impact analyses for the state's major incentive programs.
As a Senior Vice President of the economic incentive division of Site Selection Group, Rachel Rohn brings over 10 years of experience with researching, analyzing, negotiating and securing valuable economic incentives such as tax abatements, tax credits, cash grants, training subsidies, infrastructure grants and other programs on behalf of global corporations.
Rachel’s responsibilities include the negotiation of complex economic incentives packages for public and private companies; economic incentive planning as a part of the site selection process; identifying economic incentive opportunities for clients that are making relocation, expansion and consolidation decisions; securing state and federal employment and training programs, tax credits, and enterprise zone programs.
As a Vice President of the economic incentive division of Site Selection Group, Nancy O’Brien Ellis has over 20 years of experience in analyzing, negotiating, securing and providing compliance services for discretionary and statutory economic incentives.
Nancy strives to create a cooperative environment in order to maximize incentive value for her clients from local and state political leaders. She understands both the client’s and jurisdiction’s needs for a “win-win” approach. Nancy has successfully secured and facilitated the administration of both statutory and discretionary incentives, including job creation and retention benefits, tax credits, property tax abatements, employee training grants, cash grants, payroll rebates, sales and use tax refunds, utility benefits and other economic incentives that provide a meaningful benefit to clients.
Nancy is dedicated to providing the highest standard of customer service while working to ensure all potential benefits are thoroughly researched and analyzed for applicability and relevance for the client.
Nancy’s relevant work experience includes approximately 13 years with Ernst & Young in its State and Local Tax practice focusing on credits and incentives consulting; as well as seven years with the Texas Department of Economic Development.
Beth H. Land is Vice President within the Industrial and Economic Development Division of Site Selection Group. She has established a southeastern presence for SSG in Greenville, South Carolina, and manages corporate site selection projects. Based on her past experience in helping companies choose where to locate, she also offers economic development services to communities, focusing on site readiness assessment and development.
Ms. Land’s professional experience includes over three years at McCallum Sweeney Consulting as a Senior Consultant, working with clients such as Dollar General and Aerojet Rocketdyne. She also managed the Duke Energy Site Readiness Program, South Carolina Department of Commerce Site Certification Program, and Tennessee Valley Authority Mega Site Certification Program.
Prior to working at McCallum Sweeney, Ms. Land spent over three years as a project manager for York County Economic Development working to recruit new business investment to York County. During her time there, Ms. Land was responsible for bringing more than $655 million in capital investment and more than 8,000 new jobs to the County. Notable companies she recruited from 2011 to 2014 included LPL Financial (headquarters), Lash Group (headquarters), Exel (distribution), Shutterfly (manufacturing), UC Synergetic (headquarters), Ross (distribution), and Britax Childcare Safety, Inc. (manufacturing). In addition to business recruitment, Ms. Land worked with local stakeholders and utility providers to develop new property for industrial development and a rolling speculative building program. Ms. Land was instrumental in the formation of the South Carolina I-77 Alliance.
Ms. Land also adds a unique perspective to the site selection process with past experience in the aerospace manufacturing industry. Before joining York County, Beth was the Project Manager at Avenger Aircraft and Services. Her primary responsibilities included managing machine operations and manufacturing projects, and ensuring that all products were compliant with FAA regulations and customer specifications. Additionally, Ms. Land oversaw the implementation of ISO 9001 and AS9100C certifications. Later, as Director of Sales, she was responsible for all domestic and international marketing efforts, working with customers such as Lufthansa Technik on the Lockheed Super Constellation restoration project.
Bill is a Vice President of Site Selection Group focused on business development, new project launches and on-going client management. He brings over 25 years of business development and legal expertise in a variety of industries. His excellent communication and team building skills enable him to support our client’s needs.
Bill has quickly become a critical part of Site Selection Group’s leadership team by bringing a level of sophistication and management skills to the business development process. Bill’s diverse industry expertise combined with his legal education enables him to gain the trust of our clients. In addition, he has an extremely results-oriented approach that allows for him to successfully deliver solutions in a variety of situations.
Bill has a long work history with leading corporations including serving as a trial attorney for the Federal Deposit Insurance Corporation and Liberty Mutual Insurance Company. Bill was born and raised in the northeastern United States where he earned his law degree from Seton Hall Law School in Newark, New Jersey. In addition, he graduated with an honors degree in economics from Rutgers University in New Brunswick, New Jersey. Bill continues to be a member of the Texas Bar Association.
Jordan is a Vice President at Site Selection Group with over 10 years in corporate real estate services. His national experience with various corporations gives him the ability to develop strategies for any organization facing complex real estate decisions across multiple geographies. His work in over 100 markets has given him a detailed understanding of national and international real estate, labor, and economic incentive conditions.
As part of the Corporate Real Estate Services team he manages national account portfolios for corporate users in North America providing strategic planning, national and international real estate brokerage, lease administration, and portfolio optimization. In addition, he integrates Site Selection Group's capabilities regarding labor analysis, site selection, and economic incentives to enable his clients to better understand the long term impact of real estate decisions.

Jake Wilson is a Vice President at Site Selection Group providing location advisory and real estate services to a variety of corporate clients. Jake focuses on all real estate aspects of the site selection process. He provides a variety of real estate services including market research, lease negotiations, portfolio management, and financial modeling. He also helps maintain SSG’s proprietary real estate database.
Jake joined Site Selection Group in 2013. Starting on the analyst team, Jake utilized his finance/real estate background to learn and assist with all stages of the corporate site selection process. While focusing on real estate services, he also participated in gathering and analyzing labor data/market conditions to help consult clients in a range of industries.
Director of Operations
Carly Fritts oversees the company's internal operations as Director of Operations. Her responsibilities include accounting, human resources, information technology, and quality/cost control. Hansen brings more than ten years of experience, using her skills in project management to maximize efficiency and productivity while simultaneously reducing cost. Prior to her time at Site Selection Group, Carly worked in various back office roles in the financial services industry.
Director of Marketing
Tristan Tanner oversees the company's full marketing and public relations as Director of Marketing specializing in corporate real estate, digital marketing and graphic design. His responsibilities include overseeing all digital marketing, inbound marketing, content development, graphic design and traditional marketing including developing original and innovative marketing materials for client presentations, RFPs/RFIs and advertising campaigns for electronic and print media. Prior to his time at Site Selection Group, Mr. Tanner worked in various industries such as franchises, retail, and commercial real estate with companies such as Whole Foods Market and CBRE.
Tommy Hankins is a Director at Site Selection Group providing support in the area of labor statistics and location advisory. He joined Site Selection Group in 2018. Tommy’s expertise in GIS and data science has allowed him to better analyze markets based on statistical and spatial analysis. Tommy specializes in office related projects specifically in the Tech sector. His industry knowledge spans the globe due to active projects across the U.S., North America, South America, Asia-Pacific, Europe and the Middle East.
Prior to joining Site Selection Group, Tommy worked at an integrated marketing firm as a GIS Analyst. That background transitioned well into his role at Site Selection Group. In addition to Tommy’s involvement in all aspects of a site selection project, he is also responsible for creating and maintaining internal databases, fine-tuning workflow analyses, and identifying innovative ways to display and analyze data. Additionally, Tommy is responsible for identifying new data sources and mapping capabilities to provide best-in-class research capabilities. Tommy works closely with clients to better understand their project needs in order to create custom analyses to provide the best location recommendations. Although Tommy has a technical background, he understands locational decisions go beyond the data and incorporates qualitative research to compliment the statistical findings to make a holistic location decision.

Luke Harp is a Senior Associate at Site Selection Group providing location advisory and real estate services for corporate clients. Lindsay Friedman is a Senior Associate for Site Selection Group. She works with the national accounts team that focuses on corporate clients through market analysis, financial analysis and strategic planning services for clients across the United States. Her key roles with the team are to enhance business development, build client relations, negotiate leases and increase marketing production.
Prior to joining the team, she served as an analytical team lead and relations consultant where she gained her extensive experience in client, project and team management.
Cody Gibbs is a Senior Associate in the economic incentive division of Site Selection Group. His responsibilities include supporting the team in securing and complying with national economic incentives such as tax abatements, tax credits, training subsidies, cash grants, and other statutory and discretionary economic incentive programs offered by state and local agencies.
Cody’s previous experience was in the public sector where he worked for local economic development organizations and the Bureau of Labor Statistics. Through his career he has cultivated skills in advanced research, professional writing, and dispute resolution for the incentive compliance processes.

Jenna Keller joined Site Selection Group as an Associate in August 2017. There, she works closely with the Industrial and Economic Development Consulting team, as well as senior management, to proivde clients with labor analytics and community insights. She leverages sophisticated analyses, research techniques, industry and market knowledge, as well as qualitative and quantitative data.
In her role in industrial site selection, she collects all the pieces of information necessary to a client’s site selection decision. This includes estimating tax rates and utlility costs, deriving realistic labor sheds, assessing the real estate and economic incentive environment, and quantifying the accessible workforce for a community. She communicates with economic developers across the county to collect primary data and assist her real estate colleagues in conducting nation-wide tours, as well as conducting in-depth interviews with major employers and staffing agencies to assess the strengths and weaknesses of a workforce.
Jenna is also heavily involved in Site Selection Group’s economic development consulting practice. She leverages her site selection experience to view a community through the corporate lens and assist local stakeholders in retaining and attracting businesses, thus improving the community’s economy and overall quality of life. She travels to communities to collect real-time data, as well as conducting an extensive survey of the local workforce. As a result, communities are able to leverage this data to form strategic iniatives, marketing plans, and develop target industries.
Luciana Arteaga-Nemtala joined Site Selection Group as a Senior Associate in the economic incentive division in March 2020. Luciana leverages her marketing, organization and research skills to support the team in identifying and procuring discretionary and statutory economic incentives. Once the incentive package is secured, she provides compliance assistance to ensure our clients realize these economic incentives.
Previously, Luciana worked on the public side of economic development. She used her creativity, research skills and in-depth knowledge of the local economic conditions to help attract young professionals and corporations to the city of Richardson. She leverages those experiences to bring insightful guidance to her Client’s economic development needs.
Minor: International Political Economy
Eleanor Skinner is a Senior Associate and has been with Site Selection Group since 2019. She specializes in office related projects specifically in the call center and back office sector. She works closely with senior management by providing support in the area of labor statistics and location advisory. Eleanor uses statistical and spatial analysis to aid clients in identifying key demographics, labor, real estate and other economic conditions throughout the site selection process.
Eleanor is involved in all aspects of a site selection project. She works closely with SSG’s internal GIS team to run demographic reports to better assess labor force and occupational trends. Her relationship with workforce resource groups including Economic Development agencies across the country and internationally is critical to collecting important data that is not available in traditional databases. She compliments her quantitative research with her qualitative abilities by conducting workforce interviews with local employers. Through these interviews Eleanor identifies potential workforce strengths and weaknesses and can better assess long-term talent availability and pinpoint market wages. In addition to her demographic and workforce assessments, Eleanor assists the real estate team with building research and validating key real estate metrics. She is instrumental in organizing site visits to ensure clients are meeting with local community leaders, workforce experts to discuss labor availability, and real estate tours meeting the clients building requirements.
Eleanor has a background in commercial real estate research, including reporting on the DFW office, industrial, retail, and capital markets. Eleanor holds a Spanish degree from Miami University in Ohio.

Sean Tooke is a Senior Associate within the Corporate Real Estate Division of Site Selection Group. He has established a strong urban presence for SSG in the Central Dallas area, managing corporate site selection projects and advising companies in their real estate decisions. Based on his past experience in representing urban companies during his time in Sacramento, California, he is well versed on what makes dense urban areas tick and knows what companies look for in this type of environment.
Sean believes that it is crucial for tenants to have a totally unbiased view in their real estate decisions and strongly advocates for the best interests of his clients in their dealings with landlords. Sean, just like the rest of Site Selection Group, never represent building owners, creating a completely conflict free approach to structuring any company’s real estate.
Sean’s experience stems from years in the hospitality and food & beverage industry working for groups like Gaylord Resorts, Marriott, and Pappa’s Restaurant Group. In these roles, he managed sales teams, recruiting and client relations where he gained valuable people and relationship skills.
Currently residing in the Uptown Dallas area with his wife, Sean is able to further strengthen his foothold as an urban market expert in Dallas. His love, expertise, knowledge and experience in the core areas of Dallas is what gives him the most competitive edge.

Allison Boden is an Associate Research and Data Analyst. The primary responsibility of the Associate Analyst position is to support the company’s site selection consulting efforts focused on supply chain and logistics modeling, labor market analysis, geo-spatial analytics, database management and related analytics.
Allison previously was a graduate student in the Applied Economics Master’s program at the University of Houston.

Gaby Gear is an Associate at Site Selection Group. She will be focused on market research, transaction management and lease administration for local and national corporations. Gaby was previously an intern at Site Selection Group prior to graduating from the University of Oklahoma. During her internship she gained experience working on national account for a Fortune 500 telecommunications client of Site Selection Group.
Corbin Shoquist is an Associate at Site Selection Group assisting in location advisory and real estate services for corporate and economic development clients. Corbin uses analysis throughout the site selection process to identify labor, real estate and other economic conditions to aid clients with their location decisions. He also helps on real estate aspects including market research, lease negotiations and financial analysis.
